- W1504149354 abstract "In order to reduce default risk of mortgage, financial institutions should consider not only LTV(Loan-to-Value), but also borrower's characteristics such as PTI(Payment to Income), DTI(Debt to Income), and other personal variables. However, most banks in Korea have reviewed only LTV, due to data issues. This study tried to analyse the borrower's characteristics for risk management of mortgage with the data of CRM(Customer Relationship Management) as well as LTV. Using ANOVA, factor analysis, and logit analysis, this study could show three findings as following. First, although LTV is not high, default rate is sharply rising in case of over 50% PTI. Second, high age and self-employed groups mark high default rate, even if borrower's payability and LTV, wealth are not bad. Third, the probability of default is rising as LTV, mortgage rate and redemption burden are high, and as wealth is low. From the findings, the following recommendations can be made for housing financial institutions in Korea: considering LTV and borrower's repayments capability significant for risk management of mortgage, understanding the final purpose of the loan, and improving the efficiency of risk management with the variables of borrower's characteristics." @default.
