- W2189309124 abstract "Due to rising energy costs and increasing attention to indoor environmental quality, the application of sustainable practices in healthcare facilities is gaining momentum. While the market for sustainable healthcare facilities is still developing, initial research indicates that an integrated design process, involving multiple disciplines and specialty contractors early in project development, is beneficial to implementing sustainable goals or strategies at a reasonable initial cost. This research performed a comparative case study of two projects, using existing project-level performance metrics, to identify causal relationships between integrated mechanical system delivery and project outcomes. Case A was a large design-build healthcare facility, comprised of a combination of outpatient clinic and inpatient hospital spaces, and engaging the mechanical contractor for both design and construction services. Case B was similarly specified large healthcare facility, but was delivered with a CM at risk organizational structure and involved the mechanical contractor in a design-assist role later in the overall design process. Both cases have strong similarities in project attributes, which establish a reference point and reduce the likelihood of external explanations for measured outcome differences between projects. Consistent with expectations from previous delivery method research, the project-level outcomes revealed design-build with less measured cost and schedule growth than CM at risk. Quantitative results also indicated that outcomes measured at the mechanical contractor-level were reasonable predictors of project-level outcomes in a design-build organizational structure. However, when the design and construction responsibilities were contractually separated, as in Case B, contractor and project performance outcomes appeared more divergent. From a causal perspective, the alignment of design and construction incentives, pacing of design deliverables with construction activities and completeness of the owner programming requirements all contributed to improved cost and schedule predictability. Additionally, contracting the mechanical contractor with fixed price design and construction responsibilities showed unique potential for increasing projected energy savings and improving jobsite safety for the building. These results highlight the effects of combining a design-build organizational structure, an incentivized contract, high owner commitment and high team commitment toward improving the delivery of sustainable healthcare facilities." @default.
