- W2370331380 abstract "A great of efforts related to urban land market research has been done in recent years.However,most of them have been focused on land price,land supply,land reserve and so on,which could hardly touch upon the degree of land market development.The present study has not formed the maturation of urban land market in China.Research on the maturity of land market is not only beneficial to land market construction,but also an essential request for controlling macro-economical operation by using land market.This paper developed a set of indicator system to measure the degree of urban land market maturity through theoretical method,goal analysis and empirical analysis.The indicator system contains five factors and 16 determiners.This system evaluates the present maturity of urban land market in China in terms of market operation,equilibrium of supply and demand,sensitiveness of market price,competition of market,belong mechanism.The mature process of urban land market in China is divided into four stages. The criterion of the division is listed below: when the mark is lower than 20,it is immature;when the mark is between 20 and 60,it is in developing stage;when the mark is between 60 and 80,it is in the transitional stage;and then if the mark can reach 80 and above,it is mature.Naning is an important city in Yangtze River Delta,and its urban land market is developing rapidly,so this paper takes the Nanjing city as the example to analyze the maturity of urban land market.The results show that the value of maturity of urban land market of Nanjing is 63.77.In the light of the layer of guide line,various sub-object values are 73.39,67.41,40.96,54.66,and 77.53,respectively.It indicates that the urban land market in Nanjing is in the developing string,and this implies that the government should try to strengthen the management of land supply and set up scientific price mechanism.Based on the study,four relevant policy suggestions are proposed.For example,the construction of basic land market database should be enhanced to ensure land management more smooth;the structure of land supply should be adjusted to satisfy the demand of different land use types;land price system should be regulated to improve the efficiency and fairness." @default.
