- W325860251 abstract "CONSTRUCTION IS ABOUT TO BEGIN on a major renovation of and addition to the Brault Administration Building at Northern Virginia Community College (NOVA), the second largest community college in the United States. Located adjacent to NOVA's main campus in Annandale, a suburb of Washington, DC, Brault houses college administration, human resources, and executive offices for all five NOVA campuses in Northern Virginia. While primarily an administrative facility, it also provides space for student, faculty, and community events. An Alexandria, Virginiabased architecture, planning, and interior design firm is working with NOVA administrators on a full-scale renovation and expansion of Brault (see figure 1). Given a 20 percent increase in student enrollment since 2007, upgrading this central administrative facility has become an urgent priority. Upon completion, a renovated Brault will be a signature development, spearheading NOVA's continued expansion and its growing importance as a major academic center of excellence. A 21,000-gross square foot (GSF) addition will be combined with a full renovation of Brault's existing 29,300 GSF, transforming this 1982-era structure into an approximately 50,000-GSF area providing modern work space for administrative, academic, and affiliated activities (see figure 2). Its revamped design signals a new era of growth, not only for NOVA, but also for community colleges nationwide as they prepare to meet the growing educational challenges of the 21st century. [FIGURE 1 OMITTED] [FIGURE 2 OMITTED] The success of collaborative efforts between architect and client, such as planning the project's design schedule, will ultimately be determined by Brault's functionality. Constant communication will be essential throughout this complex logistical process, which begins with a phased move-out of all administrators and staff currently working in the building. Architects and NOVA administrators recently selected temporary off-site work space for use while work at Brault proceeds. Upon project completion, 98 permanent building occupants will return to occupy 57 private offices with 18 open-area work spaces featuring cubicles and other executive support work stations. According to Bryan Lavie, AIA, senior project architect, the main objective is opening up and converting a non-orthogonal layout to more efficient and adaptable floor This will create easier accessibility between rooms and various departments and their staff. Merging additional square footage with part of the existing structure will give Brault a somewhat hybrid appearance, as part of the current brick masonry fagade will coexist with a new glass curtainwall exterior. A comprehensive programming study was a critical step in determining the scope of renovations and amount of additional square footage. As Lavie explains, We launched a program initiative asking each department vice president to prepare organizational charts and then reevaluate their staff positions and program requirements based on renovated and additional space. These charts defined specific tasks and personnel descriptions in line with Brault's current and projected operations. Lavie says that prioritizing personnel tasks within the context of space efficiency and utilization is essential when considering logistics for building occupants. He adds, When reconfiguring an existing building, architects and planners must stick to their professional working knowledge of structural requirements and square footage parameters. Designers and planners are there to provide functional, efficient, and aesthetic solutions through all project phases, while leaving other internal issues for clients to decide. Achieving this balance depends on architects and clients establishing a clear and identifiable set of needs and desired outcomes.
