All the houses that were subject to sale in 2018 regarding the residences in eighteen neighborhoods in the city center of Aydın were taken into consideration and the transactions (real purchases and sales) of the parties in the deed by agreement. In this study, hedonic price model is used, lin-lin, log-lin and log-log model forms are analyzed and log-lin form is found to give better results. Ten dummy variables and thirteen continious variables totaly twenty three independent variables included in the model, and 13 of them are found statistically important. These variables are such as gross living area of the flat, number of rooms, number of floors, have more than one front, having two or more bathrooms, presence of elevator, presence of swimming pool, natural gas heating, apartment building on boulevard, distance to the bazaar, distance to the mall and, distance to the nearest school. The adjusted R2 of the equation is found 85.6 %. Bu çalışmanın amacı, daha önce Türkiye’de konut fiyatları üzerine yapılmış Hedonik Fiyat Modeli çalışmalarından farklı olarak, gerçek satış fiyatları kullanılarak kurulacak Hedonik Fiyat Modeli ile hangi değişkenlerin anlamlı çıkacağı ve parametre büyüklüklerinin ne düzeyde olacağının belirlenmesidir. Bu amaçla son bir yıl içinde Aydın kent merkezinde 759 adet bizzat konutu satın alan veya satan kişiler ile yapılan anket sonucu toplanan verilere Hedonik Fiyat Modeli uygulanmıştır. Aydın kent merkezinde toplam onsekiz mahalledeki konutlara ilişkin 2018 yılında satışa konu olmuş bütün konutlar dikkate alınmış, tarafların el sıkışıp anlaşarak tapuda yaptıkları işlemler (gerçek alım-satımlar) dikkate alınmıştır. Çalışmada doğrusal, yarı logaritmik ve tam logaritmik model formlarında çözümleme yapılmış, yarı logaritmik formda yapılan çözümlemenin daha iyi sonuç verdiği tespit edilmiştir. Modele 13’ü sürekli, 10’u kukla değişken olmak üzere toplam 23 adet bağımsız değişken dahil edilmiş, 13 bağımsız değişken istatistiki açıdan önemli bulunmuştur. Bu değişkenler; dairenin brüt kullanım alanı, dairedeki salon hariç oda sayısı, dairenin bulunduğu katın sayısı, bina yaşı, dairenin birden fazla cepheli olması, dairede iki ve daha fazla banyo olması, dairenin bulunduğu apartmanda asansör, yüzme havuzu, doğalgaz olması, dairenin bulunduğu apartmanın bulvar üzerinde olması, çarşıya uzaklık, AVM’ye uzaklık ve en yakın ilköğretim okuluna uzaklıktır.
